The properties on the hillside that overlooks Milford Beach enjoy wide views to the south and east and houses in this area are designed to make the most of those views while still taking advantage of the north and western sun.
The design for 25 Seaview Road takes advantage of the slope of the site to provide basement garaging which supports the eastern end of the living room level. This level enjoys panoramic views of Rangitoto, The Waitemata Harbour and out to the Hauraki Gulf and extends to meet the ground at its north western end where a sunny courtyard at ground level can be enjoyed. Bedrooms are sited on a third level and the Master Bedroom is given pride of place at the eastern end.
The design of the house is developed to provide as much floor space as possible, particularly to the upper levels and the form of the house reflects the geometries of the planning setbacks. Stained cedar cladding and honed concrete block veneer give a natural feel to the modern house and large areas of glass invite the sun and the views. The modern geometries have created many challenges for the builder with few right angle corners but the end result is a fresh and creative building which adds variety and interest to the streetscape.
The building is another collaboration between Shanahan Architects and TP Builders who have teamed up on a number of projects which have invariably been delivered to satisfied clients. The level of specification and finish required demanded a level of care and attention to detail that is TP Builder’s signature and testament to the subcontractor team that has been assembled to deliver this home.
