		<description><![CDATA[The LBP scheme is one of the changes in the Building Act 2004 to encourage better building design and construction. You can have confidence that TP Builders Ltd, being licensed building practitioners, are competent and that your homes and buildings are built right the first time. Licensing promotes, recognises and supports professional skills and behaviour in the building industry. Over time, the emphasis on education and training, along with better career pathways, will increase. From 2015 it is proposed that licensing will be qualifications-based. In the meantime, the scheme is competency based. All LBPs are listed on a public online register, along with details of their licence classes. The Department of Building and Housing has worked closely with the building industry to develop the scheme. Some critical work will be restricted to LBPS from 1 March 2012. 		<description><![CDATA[Oxford Tce, Devonport 2013 GOLD AWARD 2013 LOCAL CATERGORY WINNER 2013 GOLD RESERVE Devonport is one of Auckland&#8217;s premier historic suburbs, established in the late 1800s and the locals are fiercely protective of the heritage that is the hallmark of this area. With this in mind the house has been designed using traditional forms and with mostly traditional materials and detailing. Where modern materials have been used as with the aluminium window joinery, care has been taken to use traditional proportions and detailing in a way that is consistent with its neighbours. While the house has a traditional flavour it is in every other sense determinedly modern, designed to connect strongly with its outdoor spaces and its beachside location. Room sizes are generous and extensive glazing fills the spaces with sun and light. The house delivers the lifestyle requirements of the modern family with easy flow to outdoor living areas and pool, strong connection to sun and views and multiple living spaces which allow relaxing and entertaining options for all the members of the family. Interior finishes and fittings are to a very high standard. Extensive use of marble and timber give this house a sense of quality and luxury and the highly specified bathrooms are designed and finished to pamper the occupants. Interior cabinetry to the kitchen , bathrooms and living spaces is another feature of the house and the warmth of the timber softens the impact of the marble floors and walls.
