Licensing promotes, recognises and supports professional skills and behaviour in the building industry. Over time, the emphasis on education and training, along with better career pathways, will increase. From 2015 it is proposed that licensing will be qualifications-based. In the meantime, the scheme is competency based. All LBPs are listed on a public online register, along with details of their licence classes. With this in mind the house has been designed using traditional forms and with mostly traditional materials and detailing. Where modern materials have been used as with the aluminium window joinery, care has been taken to use traditional proportions and detailing in a way that is consistent with its neighbours. While the house has a traditional flavour it is in every other sense determinedly modern, designed to connect strongly with its outdoor spaces and its beachside location. Room sizes are generous and extensive glazing fills the spaces with sun and light. The house delivers the lifestyle requirements of the modern family with easy flow to outdoor living areas and pool, strong connection to sun and views and multiple living spaces which allow relaxing and entertaining options for all the members of the family. Interior finishes and fittings are to a very high standard. Anglesea Street is just such a site and sits at the bottom of a valley. Access is down a steep drive from one side of the valley and the site climbs steeply up the other. To add to the challenge, an existing neighbouring house is built hard up to the eastern boundary presenting a two storey block wall to that side and large trees overhung the northern and western boundaries. It was always going to be a difficult site to design for and a difficult site to build on. Shanahan Architects and TP Builders have collaborated on a number of projects and this one has made full use of their skills. The house is built over three levels with garaging on the lowest level, bedrooms on the mid level and living areas at the top straining to make the most of the northern sun. While the footprint is small the house accommodates 3 bedrooms and the living areas are spacious with high sloping ceilings. The living area opens onto a northern courtyard to make the most of the outdoor areas available and the sloping section is landscaped to enhance the outlook onto the western side of the site. The house is small but the detailing is precise and considered. A narrow glass atrium against the neighbouring block wall encloses the stair and creates visual separation from the neighbour. A roof garden provides a pleasant outlook from the dining room and rusted steel screens create privacy for the mid level bedrooms. The precise detailing carries on into the interior with equal attention given to stair detailing, kitchens and bathrooms. The expectations of the client and the demands of the site have been considerable but the result speaks of a challenge accepted and met with enthusiasm and determination.]]></description>

The Auckland region&#8217;s hottest properties have been chosen and more than a dozen of the city&#8217;s builders recognised for their golden touch. The 2011 House of the Year and RMB Commercial Project Awards were held at Telstra Clear Stadium on Saturday night and recognised several city properties as well as others from Russell in the Bay of Islands through to Whitianga in the Coromandel. The award ceremony is one of 14 regional events that take place before the national finalists are announced in September. Eighteen builders from the Auckland region were recognised with Gold Awards which puts them in the running to become the overall National Winner which will be announced at a gala dinner in November. T P Builders Limited was awarded the PlaceMakers Supreme Award for the Renovation of the Year, as well as the PlaceMakers Renovation Award over $500,000 category, for the transformation of a Birkenhead home with spectacular panoramic views. Builder Tony Pexton said the renovation had left &#8220;only a couple of the walls still standing&#8221;. &#8220;It was a very extensive rebuild. From the outside, if anything it&#8217;s a little bit understated, but when you get inside you see.&#8221; The Birkenhead renovation took 14 months and required owners Neil and Irena Tolich to move out of their house of 28 years and into a rental during the build. Irena Tolich said she had &#8220;complete confidence&#8221; in builder Tony Pexton and architect Belinda George. Their ability to work and communicate effectively prevented any melt-downs such as those seen on shows like Grand Designs. Tolich said the home had become very spacious and now had &#8220;lovely high ceilings&#8221;. Pexton said the renovation had left &#8220;only a couple of the walls still standing&#8221;. &#8220;It was a very extensive rebuild. From the outside, if anything it&#8217;s a little bit understated, but when you get inside you see.&#8221; Judges said the home had been &#8220;completely reconfigured using some very precise structural steelwork&#8221;. The RMB Commercial Project of the Year went to Mainzeal Property and Construction for its East Tamaki development of Lion Nathan&#8217;s Project Century. A multi-million dollar, nine-bedroom, nine-bathroom &#8220;resort-like&#8221; home on a secluded water-front property in the Bay of Islands won most of the major awards including House of the Year, New Home over $2 million, the Gib Living Award, the PlaceMakers Heart of the Home Kitchen Award and the PlaceMakers Bathroom Excellence Award. It was completed by Auckland company Lindesay Construction Limited Judges said the home had been &#8220;completely reconfigured using some very precise structural steelwork&#8221;. &#8220;(It has) created a large open plan living area that leads straight out to the pool area,&#8221; judges said. &#8220;The joinery, windows and sliding doors were beautifully done. The workmanship was extremely good.&#8221; The Bay of Islands Home of the Year was built by Lindesay Construction Ltd on the Russell Peninsula. <p>Irena Tolich said she had &#8220;complete confidence&#8221; in builder Tony Pexton and architect Belinda George.</p>
<p>Their ability to work and communicate effectively prevented any melt-downs such as those seen on shows like Grand Designs.</p>
<p>Tolich said the home had become very spacious and now had &#8220;lovely high ceilings&#8221;.</p>
<p>Pexton said the renovation had left &#8220;only a couple of the walls still standing&#8221;.</p>
<p>&#8220;It was a very extensive rebuild. From the outside, if anything it&#8217;s a little bit understated, but when you get inside you see.&#8221;</p>
<p>Judges said the home had been &#8220;completely reconfigured using some very precise structural steelwork&#8221;.</p>
<p>The RMB Commercial Project of the Year went to Mainzeal Property and Construction for its East Tamaki development of Lion Nathan&#8217;s Project Century.</p>
<p>A multi-million dollar, nine-bedroom, nine-bathroom &#8220;resort-like&#8221; home on a secluded water-front property in the Bay of Islands won most of the major awards including House of the Year, New Home over $2 million, the Gib Living Award, the PlaceMakers Heart of the Home Kitchen Award and the PlaceMakers Bathroom Excellence Award.<br />
It was completed by Auckland company Lindesay Construction Limited</p>
<p>Judges said the home had been &#8220;completely reconfigured using some very precise structural steelwork&#8221;.</p>
<p>&#8220;(It has) created a large open plan living area that leads straight out to the pool area,&#8221; judges said.</p>
<p>&#8220;The joinery, windows and sliding doors were beautifully done. The workmanship was extremely good.&#8221;</p>
<p>The Bay of Islands Home of the Year was built by Lindesay Construction Ltd on the Russell Peninsula.</p>
<p>Judges said it was &#8220;a family home set up more like a resort, with numerous sporting amenities and the beach at their door step.&#8221;</p>
